What Are Some Reasons for a 30 Day Eviction Notice?

There are many reasons you can give people an eviction notice if they live on your property or rent property from you. The most common reason for an eviction notice is a violation of the rules set under the existing lease.

One of the most common reasons is a recurring failure to pay for the lease in a timely fashion. Another way that people can break a lease is by having pets if the lease doesn't allow pets. On the other hand, they may have more pets than what the lease allows.

Loud parties that disrupt other neighbors or result in noise complaints can be grounds for eviction as well. Likewise, any kind of illegal activity, such as keeping illegal drugs on the property, can be grounds for eviction.

What Information Should You Include in a Notice of Eviction?

Once you decide to issue an eviction notice, make sure that you include all of the necessary information within it.

This includes your name, the name of the current residents, the address and the date. Within this notice, you must also include information about the reason for the eviction. You have to tell the current residents what they did wrong, why you want them to leave the property or why you're changing the lease terms.
